Every search we undertake is completely individual, depending on a client’s needs. To begin with we look at the areas of London which should be covered. It is not uncommon for a client to be open to most of prime central London, for example. This means contacting over two hundred individual estate agent offices – from the major, well-known brands like Savills and Knight Frank, to the smaller boutique and local offices.
We can’t afford to leave any out, as it is the individual agents who inform us about the best properties before they hit the aggregate sites like Primelocation, Rightmove, Findaproperty or Zoopla.
Not only are there hundreds of companies, but within each office the teams are often split depending on price level or property type. And, frankly, the salespeople themselves vary hugely in terms of experience, ability, and enthusiasm.
Over the years we have put together the best contacts in each office for each type of search, which is constantly updated. We have worked out how often to contact them – sometimes by phone, sometimes by email and sometimes in person – to make sure our clients are at the front of their minds for any good properties.
It’s this painstaking research which our clients benefit from, and is why we feel that we deserve our reputation as the most thorough and effective search agents in London.
Cutting edge technology brings the search to your fingertips
It’s all very well us running around London finding properties, but how do our clients keep up without having to actually come with us?
Finding the best properties is time consuming. It’s as simple as that. But we want it to be our time that is spent on the search, not our clients’. That said, we have learnt through experience that education is key. To know the right property, people often need to see a number ’nearly there, but not quite right’ ones first.
How do we overcome the paradox of wanting to save our clients’ time, without ignoring this education process?
We have developed a simple way to bring our searching to your work, home (or more or less anywhere else)… without you having to leave.
Each client has their own private web page, accessed with a personal ID and password. Every property we view is instantly uploaded with photos, floor plans, location maps and, vitally, video footage. They can look at the views out of the windows, the quality of the finish, and the amount of light each property really has, while they are comfortably sitting in the office, an airport lounge, or even lying in a bath.
So when clients come to view a property with us, not only have they probably seen a good number of near misses at the click of a mouse, but they already have a very good idea that the one they are looking at could be perfect for them. When we talk about wanting to save our client’s time, we really mean it.
Why doesn’t anyone else do it this way?!
Unrivalled exposure to ‘Off Market’ properties
The London property market is a sophisticated one. Buyers and sellers have a lot to lose, and even more to gain. This means that if a seller doesn’t know how much their property is worth, then the market will find the right price for them.
But things do slip through the cracks. And it’s our job to find them when they do.
There now exists a significant amount of ‘off market’ purchasing. Some sellers need privacy, or simply don’t want hundreds of buyers traipsing through their home. Others simply don’t like dealing with selling agents, maybe due to bad experiences, or they have to sell immediately and don’t have time to market extensively.
When any of these situations arise, it’s our job to know about it. Sometimes we are called by the seller directly, as they know we are likely to have the buyer for them. Sometimes the selling agents are allowed to call only a handful of potential buyers. We make sure we are on that list. The rest happens through a combination of our wide contact base, reputation and referrers. About a third of our purchases happen ‘off market’.
With two people directly assigned to a client’s search, we are able to split the work. While one focuses on traditional sources, the other can focus ‘off market’. It’s the only way to be sure that nothing gets missed.

It’s not just that we train ourselves in the technical side. Or that repetition gives us the experience to know what questions to ask, and which buttons to push.

What all of this means is that our offers are often given more weight than other buyers. We regularly win competitive bids, even when our clients’ bid isn’t the highest. It’s a bit unfair on the rest, but we won’t lose any sleep just yet…
